Moving in Hawaii, whether that\u2019s changing neighborhoods or relocating to the Islands, requires constant decision-making. Neighborhoods, school districts, proximity to workplaces\u2014the list goes on. But one of the most important decisions is whether your home is close to the beach or nestled in the mountains. According to\u00a0List Sotheby\u2019s International Realty\u00a0agents Seiko Ono<\/a>, Steve Nihis<\/a>er and Cheryl Shope<\/a>, there are three key factors when making the choice: privacy, lifestyle and budget.<\/p>\n First, you need to know your\u00a0budget. It should come as no surprise that properties closer to the coast are going to cost more. \u201cMany times clients will need to update their wish list to meet their budget, as well as short- and long-term goals of where they will reside,\u201d says Nihiser. \u201cIn the end, what makes a client happy is financially relative to what one can afford at this time in one\u2019s life. A Realtor will always be doing their best for a client by giving constructive feedback like, \u2018Does this property meet your goals and not break your budget?\u2019 and \u2018Does this meet your family needs?\u2019 A good Realtor will \u2026 take into account your needs in a home purchase for a win-win scenario.\u201d<\/p>\n Of course, wherever you end up, you\u2019ll want to make sure the location matches your\u00a0lifestyle. \u201cIf you like the ocean and are an ocean sports enthusiast, you\u2019ll love living near our beaches,\u201d says Ono, who has been in Hawaii real estate since 1995. \u201cLiving at the beach makes you feel so close to the power and beauty of nature.\u201d Of course, being an aquaholic isn\u2019t the only reason to live near the sand. Ono also notes that having front-row seats to the island\u2019s vibrant sunsets every day is a particularly visual perk of buying near the ocean.<\/p>\n But if corrosive salt air, rising sea levels and stifling humidity are concerns, there\u2019s nothing wrong with finding refuge in Hawaii\u2019s verdant mountain ranges. While Hawaii and postcard-perfect beaches go hand in hand, the Islands also sport some of the greenest, most tropical mountain ranges in the nation.\u00a0And you can live there!\u00a0\u201cLiving in the mountains, surrounded by beautiful Hawaiian\u00a0 \u2026 flora is a very healthy and happy lifestyle,\u201d says Ono. \u201cThe weather is usually cooler, more comfortable and the air is cleaner. Living in the mountains is simply peaceful.\u201d\u00a0Those who love to hike will thrive in our mountainous regions, offering panoramic views of the lush greenery, while surrounded by gorgeous trails to explore.<\/p>\n Last, but definitely not least, is\u00a0privacy. As there are no private beaches in Hawaii\u2014it\u2019s actually a public offense and misdemeanor to block access to beaches\u2014homes closer to the shoreline may have to deal with strangers stepping through their backyards to get to the beach. \u201cBeaches in Hawaii aren\u2019t owned and therefore having a beachfront property may come with unwelcome visitors,\u201d says Shope, who was a\u00a0top producer and salesperson in 2013 for List Sotheby\u2019s International Realty. \u201cLiving at the beach can be noisy and not very private,\u201d says Ono, who notes that those looking for Below are three neighborhoods and towns on Oahu that we, and a few agents from List Sotheby\u2019s International Realty, recommend if you\u2019re looking for a community at the forefront of cool.<\/p>\n Located in the heart of Honolulu, you won\u2019t find a row of blocks and buildings flourishing more than Kakaako. \u201cThere\u2019s a lot going on in Kakaako, and from 2016 on we\u2019ve seen a lot of new buildings and developments, like The Collection and Halekauwila Place,\u201d says List Sotheby\u2019s International Realty agent Jenny Chen<\/a>. But it\u2019s not all affordable housing and luxury condos. The neighborhood has numerous restaurants and gastropubs, including Moku Kitchen and Honolulu Beerworks, so you\u2019ll have somewhere to go every night. And the many beachy boutiques and clothing stores in the vibrant Salt at Our Kakaako shopping complex will supply you with the outfits, apparel and accessories to mix with the in-crowd.<\/p>\n \u201cAnother huge draw to the neighborhood is its love for art,\u201d says Tiffany Chen<\/a>, a Realtor with List Sotheby\u2019s International Realty. \u201cArtists are invited to Hawaii each year for Pow! Wow! Hawaii to showcase their art, host workshops and most notably, paint huge murals throughout the neighborhood, adding to its colorful and hip vibe.\u201d<\/p>\n Living in Kailua offers the best of both worlds: It\u2019s a quick drive from Hawaii\u2019s only major city, Honolulu, and even closer to world-class beaches like Lanikai Beach and Kailua Beach. There\u2019s an air of youthful energy on the beachside town\u2019s sandy streets. This invigorating spirit can also be seen in the town\u2019s many small businesses, like Lanikai Brewing Co.\u2014a Hawaii-based craft beer company that has done so well since launching in 2015 that it\u2019s opened its own tasting room, Tap & Barrel\u2014and ChadLou\u2019s Coffee Roasters, which offers farm-to-cup specialty coffee and features a very Instagrammable interior.<\/p>\n Yes, technically Ward Village is within Kakaako; however, the 60-acre master plan community has made a name for itself with its close proximity to world-class eateries such as Merriman\u2019s Honolulu, Piggy Smalls and Nobu Honolulu. Conveniently located by Ala Moana Regional Park and about 2 miles away from the bustling streets of Waikiki, the Ward Village area has also seen a recent boom in luxurious condominium complexes that feature complex and thoughtful design, such as Waiea, Anaha and Ae\u02bbo, the latter of which is anchored by a two-story Whole Foods Market. \u201cI actually reside in this community and it\u2019s exactly what you\u2019d expect,\u201d says List Sotheby\u2019s International Realty agent Yukiko Yang<\/a>. \u201cThe area offers equal opportunity to live, work and play.\u201d<\/p>\n And while Ward Village could eventually lose its \u201chip\u201d moniker, Nancy Maeda<\/a>, vice president of List Sotheby\u2019s International Realty, makes a case that more than just being currently fashionable, Ward Village\u2019s appeal will endure. \u201cCommunities like Ward Village are sustainable,\u2019\u201d says Maeda. \u201cI call it a \u2018fingertip community,\u2019 because everything is at your fingertips. For example, you have a plethora of choices for cuisine, there\u2019s a clinic, it\u2019s near hospitals, it\u2019s close to beach parks and there\u2019s condos, towers and villas to choose Here are a few things to think about.<\/p>\n If you\u2019re searching for great waves, look no further than Hawaii. Home to some of the best waves around\u2014the North Shore of Oahu is literally called the Seven-Mile Miracle\u2014the Islands are the perfect place to call home if you\u2019re an experienced surfer, a fledgling bodyboarder or a weekend stand-up paddler. Of course, there are a few things you should know before booking that one-way ticket to Hawaii, and the experts at List Sotheby\u2019s International Realty are here to help.<\/p>\n First thing\u2019s first: Location. If you can swing it financially, living beachfront is the best way to maximize your time in the water and score great waves. \u201cConditions can change on a dime, with different tides and winds making a huge impact on the local breaks,\u201d says Drew Read, who spent years looking at and surfing waves as a boatman and surfing guide in Samoa before charging into the real estate industry here on Oahu. \u201cCrowds are a big factor too and being able to be right there on the coast and look out and see that nobody\u2019s out is great. You can just paddle out and find those perfect pockets of time.\u201d<\/p>\n And being on the beach means that\u2014even compared to living across the street from the shoreline\u2014you\u2019ll use it more. \u201cYou\u2019re just right there, you can wake up, have a cup of coffee and jump in since it\u2019s really in your backyard,\u201d says Read. If you\u2019re looking for areas with beachfront homes that are near or in front of perfect waves, the North Shore of Oahu<\/a> has some of the most sought-after spots in the Islands. Paia, located along Maui\u2019s northern coastline, is near some of the best breaks on that island, and the area is known for its hip, beachy community.<\/p>\n Of course, going beachfront isn\u2019t for everybody. The price can scare off potential buyers, and factoring in the sand erosion and year-round maintenance costs associated with salty air, it\u2019s a big ask. And not being near many amenities, such as gyms, malls, schools and hospitals, doesn\u2019t help. But the great thing about living on an island, especially one as relatively small as Oahu or Kauai, is that there are good waves almost everywhere. \u201cLiving on Oahu, you could be anywhere and within an hour find good waves,\u201d says Heather Selvitelle, who somehow finds time to surf and snowboard while also being one of the top earners at List Sotheby\u2019s International Realty. \u201cNothing is over an hour away.\u201d<\/p>\n <\/p>\n Central locations such as Mililani<\/a> and \u00a0Pearl City<\/a> on Oahu feature more affordable properties, are close to many amenities and are only 20 to 40 minutes away from world-class waves. And if you\u2019re looking to buy a home over a condominium or apartment\u2014which may not have ample storage for your gear and could possibly have rules against bringing larger equipment such as longboards and SUPs into elevators\u2014it is much more feasible and less competitive in these centrally located communities.<\/p>\n Once you\u2019re finally moved into your dream home, next to your new home surf break, be sure to follow this advice: \u201cKnow before you go! Unfortunately, many people lack adequate coverage.<\/p>\n Homeowners insurance alone is not enough. The standard homeowners insurance policy excludes flood damage. This means that if you only have homeowners insurance, your house will not be protected from the flood damage that a hurricane can cause. According to\u00a0FEMA<\/a>, a single inch of flood water in an average home can cause more than $25,000 in damage.<\/p>\n Some homeowners insurance policies also exclude damage caused by hurricanes.
