LIST Sotheby's Luxury Real Estate Market Report 2nd Quarter, 2025

Aloha and welcome to The Oahu Quarterly Luxury Market Report from List Sotheby’s International Realty, where we take a closer look at the most recent real estate activity here on Oahu.

The Oahu luxury home market report is broken down into four single-family home categories and two condominium price segments.

Single-family home sales for Q2 2025 priced from $2 to $3 million increased 9.63% compared to Q2 2024, with 57 homes sold in the
quarter as compared to 52 homes in the same period a year ago. Months’ supply of inventory increased 34.72% compared to last year, rising to 9.7 months in Q2 2025 from 7.2 months in Q2 2024.

For single-family homes in the $3 to $5 million range, sales rose from 20 in Q2 2024 to 33 in Q2 2025, increasing 65.00% from the same time last year. Months’ supply of inventory decreased 9.17% to 10.9 months from 12 months last year.

In the $5 to $10 million range, 7 single-family homes sold in Q2 2025, a 12.5% decrease from the 8 sold during the same quarter last year. Months’ supply of inventory decreased 5.31% to 19.6 months from 20.7 months in Q2 2024.

Two single-family homes sold at or above $10 million in Q2 2025, 100.00% more than the 1 home sold in Q2 2024. The top sale was a home in Kahala that sold for $18,500,000. Months’ supply of inventory decreased 44.74% from 48.5 months in Q2 2024 to 26.8 months in the Q2 2025.

Condo sales in the $1 to $2.5 million range decreased 15% in Q2 2025 from Q2 2024, with 102 closed sales in second quarter this year versus 120 closed sales in the second quarter last year. Months’ supply of inventory increased 5.56% to 5.7 months from 5.4 months in Q2 2024.

Sales for condos priced at $2.5 million and higher rose in Q2 2025 to 20, compared to 15 sales in Q2 2024, an increase of 33.33%. Months’ supply of inventory was 12.4 Q2 2025, which was the same as Q2 2024.

Five condos sold at or above $5 million in Q2 2025. Two at Victoria Place, two at Waikiki Shore, and one at Hokua at 1288. The top sale was a unit at the Hokua at 1288 that sold for $13,000,000.
